DEED
OF AGREEMENT FOR MONTHLY TENANCY
This deed of tenancy is made on the 3rd
day of December two thousand seventeen of the Christian Era,
BETWEEN
Mr. XXX
son of YYY of 00/00, xxxx,xxx , mmmm ,
hereinafter called the LESSOR which expression shall unless excluded by or
repugnant to the contest be deemed to include his heirs, administrators, legal
representatives and assignees and the FISRST PARTY.
AND
Mr. YYY, son of MMMMMM, D-xx, BBBB, VVVVVV,, hereinafter called LESSEE, which expression shall, unless
excluded by or repugnant to the contest, be deemed to include his heirs,
administrators, legal representatives and assignees and the SECOND PARTY.
Now this deed witnessed as follows:-
Whereas the lessor is
absolute owner and is in possession of the house at plot no 00/00, xxxx,xxx , mmmm.
Whereas the lessor
expressed his desire to let-out the 150 sft of the demised premises at monthly
rent of Tk. 25,000.00(Twenty Five thousand) only according to English calendar
months for.
Both the lessor or and
the lessee having mutually agreed to enter into the agreement on terms stipulated
as mentioned hereunder:

Terms and stipulation:
01.
That the tenancy of demised 150 sft
shall start from the 1st December 2017 and expire on the 31st
December 2022. i.e the tenancy shall continue for a period of five year from
the date of commencement.
02.
The monthly rent is to be payable within
the 1st seven days of every month starting from 1st December
2017 and will continue till the tenure of the contract.
03.
That after termination of the tenancy
period (Contract period) the lease is renewable on terms and conditions
mutually acceptable to both the parties. Those for the renewal of the lease the
lessee shall give to the lessor clear one month notice in writing before expiry
of this lease.
04.
That the lessee shall not make any part
thereof without consent or approval of the Lessor.
05.
That the lessee shall not assign, sublet
or part with possession of the 1st floor and 3rd floor
any portion thereof to any person or persons, Board, Party and Authority etc.
without written consent of the Lessor.
06.
That the Lessee shall make payment of
the Electrical charges , Gas Charges, Water and Sewerage charge and Uttar’s
security subscription of the period of the tenancy from the date of occupation
regularly and record thereof will be kept by Lessor.
07.
That the Lessee shall interfere with
lessor for any periodical inspection of the house if the Lessor so desire
regarding the general upkeep of the house.
08.
That the Lessee shall only use the
demised 15 sft. as his residential accommodation only and not for hoarding or
storing of any kind.

09.
That the Lessee and the Lessor reserved
and have the right to terminate the lease after expiry of this lease period
with clear one month’s notice in writing to either party. Any money owing to
either party shall be paid before the Termination become effective.
10.
If the lessor of Lessee violate any
terms and conditions of this Deed without consent of other party legal action
can be taken any time by either party.

in confirmation and ratification of all that have been said above, the Lessor
and the Lessee put below their hands on the day, month and year first above
written.
